Decide

Is Alfaz del Pi right for you?

Who it suits

  • FamiliesGood

Public schools teach in Valencian and Spanish. Two Norwegian schools in the municipality and international schools in the wider Marina Baixa. Quieter than Benidorm, with beaches and parks close by.

  • RetireesExcellent

Long-established northern European community, local health centre, TRAM to Benidorm and Altea, flat seafront in Albir. Public hospital in Villajoyosa (~20 km).

  • Remote workersGood

Year-round population rather than a summer-only resort, and Benidorm's cafés and services ~5 km away. Check fibre at the exact address, as urbanisations vary.

  • Second-home ownersGood

Alicante–Elche airport is ~65 km by motorway. Albir apartments are easy to lock up and leave, and property managers are used to absent owners.

  • Holiday-rental investorsLimited

Steady demand in Albir, but prices are high. In August 2024 the council suspended new tourist-rental compatibility reports for up to two years while it drafts an ordinance, so new VT registrations may not be possible. Benidorm competes for the same visitors.

The trade-offs

What works

  • Calmer and greener than Benidorm, with Benidorm's services ~5 km away.
  • Two TRAM Line 9 stops in the municipality, for Benidorm, Altea and Dénia without a car.
  • Albir's promenade and the Serra Gelada natural park walks on the doorstep.
  • Established international community, with English and Norwegian widely spoken.
  • Public hospital in Villajoyosa and private clinics nearby.

What to weigh up

  • Expensive by Costa Blanca standards, with median asking prices around €4,000/m² for flats (RealAdvisor, Oct 2026).
  • Albir's beach is pebble, not sand.
  • The town spreads across hillside urbanisations, so many residents still need a car.
  • No Renfe train, and Alicante by TRAM means changing at Benidorm.
  • Easy to live without Spanish or Valencian, which can isolate you from local life.

The place

About Alfaz del Pi

L'Alfàs del Pi (Alfaz del Pi in Spanish) is a municipality of 21,080 registered residents (INE padrón, 1 Jan 2025) on the Marina Baixa coast, squeezed between Benidorm and Altea. It has two quite different halves. The old town sits about 3 km inland, a low-rise place of villas and pine trees. Albir, on the coast, is a small resort with a pebble beach, a seafront promenade and restaurants.
More than half of residents hold a foreign nationality (INE, 2022). The town is best known in Spain for its Norwegian community, the largest foreign group, with more than 2,600 registered. British residents are the second-largest group: 2,257 British nationals were registered in 2022 (INE). The council has a councillor for residents of other nationalities, and English and Norwegian are common in shops and services.
For British movers, the appeal is a calmer base than Benidorm with Benidorm's services next door. The Serra Gelada natural park, with the walk to the Albir lighthouse, is on the doorstep. The trade-offs are prices well above the southern Costa Blanca, a pebble rather than sand beach in Albir, and a town that spreads out across urbanisations, so many residents still drive.

Practicalities

Practicalities

Getting there

  • TRAM Line 9 (Benidorm–Dénia) stops at L'Alfàs del Pi and El Albir. Change to Line 1 at Benidorm for Villajoyosa and Alicante. There is no Renfe station.

First admin steps

  • Padrón: Register at L'Alfàs del Pi town hall. Owners and tenants both register; you need it for healthcare and school places.
  • NIE/TIE: Apply through the National Police (cita previa), usually in Benidorm or Alicante. Many local gestorías handle it.
  • Healthcare: After the padrón, register at the local health centre for a SIP card. Hospital care is at Hospital Marina Baixa (public) in Villajoyosa.
  • Tourist rental: Valencian VT registration is required, and since Decree-law 9/2024 it needs a favourable council compatibility report, renewed every 5 years. L'Alfàs suspended new reports in August 2024 for up to two years; check the current position with the town hall before buying to let.
  • Language: Valencian and Spanish are both official; council paperwork comes in both. English and Norwegian are widely spoken in commerce.
