Decide

Is Arboleas right for you?

Who it suits

  • FamiliesLimited

Village primary school teaches in Spanish. Secondary schools are in Albox (~10 km), and there is no international school nearby. Few activities for teenagers.

  • RetireesGood

Low costs, a large British community and a village clinic. Hospital La Inmaculada is ~20 km away, but you need to drive, and isolation is a risk if you stop driving.

  • Remote workersModerate

Cheap space and quiet. Fibre varies a lot between the village and scattered country houses; check before buying.

  • Second-home ownersModerate

Cheap to buy, but ~110 km from Almería airport and inland, so less appealing for beach holidays. Empty country houses need someone to keep an eye on them.

  • Holiday-rental investorsLimited

Inland location and limited tourist demand. Andalusian VFT registration and the national rental register apply.

The trade-offs

What works

  • Low property prices, with house asking prices around €1,630/m² (RealAdvisor, Oct 2026).
  • Space, quiet and countryside views.
  • Large British community, so English-speaking help is easy to find.
  • Public hospital in Huércal-Overa, ~20 km away.
  • The coast at Vera is ~25 km away for beach days.

What to weigh up

  • Inland, not coastal, and very hot in summer.
  • A car is essential. No rail and few buses.
  • Basic local services; secondary schools and larger shops are in Albox.
  • Some rural homes in the valley lack proper permission. Legal checks are essential.
  • Almería airport is ~110 km away.

The place

About Arboleas

Arboleas is an inland village in the Almanzora valley in northern Almería province, with 4,215 registered residents (INE padrón, 1 Jan 2025). It is not on the coast. Vera, the nearest coastal municipality, is ~25 km away by road, and Mojácar's beaches ~45 km. The landscape is dry hills, olive and citrus groves and the usually dry bed of the Almanzora river.
Most of the people living here are foreign, and most of those are British. The Andalusian statistics institute counts 2,759 foreign residents in 2025, three-quarters of them from the United Kingdom (IECA). Many live in country houses and small hamlets spread across the municipality rather than in the village centre.
Arboleas suits people who want space, low prices and a quiet, rural life with plenty of English spoken. The trade-offs are real: you need a car, the summers are very hot, services are basic, and some rural homes in the valley were built without proper planning permission, so legal checks before buying are essential.
