The place

About Vélez-Málaga

Vélez-Málaga is the third-largest municipality in Málaga province, with 86,048 registered residents (INE padrón, 1 Jan 2025). It includes the inland market town of Vélez itself, the beach town of Torre del Mar (~5 km south), the fishing port of Caleta de Vélez and coastal villages such as Benajarafe, Almayate, Chilches and Lagos.
This is a Spanish town first. Vélez has a Moorish fortress, an old quarter, the Axarquía's public hospital and a busy commercial centre. Torre del Mar is where most British buyers look: a long, flat promenade, a broad beach and apartment blocks with shops and bars below. The foreign population is mixed. Moroccans are the largest group, at 16.3% of registered foreign residents (IECA, 2025), and Europeans, including Britons, are a smaller share than on the western Costa del Sol.
Prices are lower than west of Málaga, although they are rising quickly. Asking prices average €3,459/m² in Torre del Mar and €2,249/m² in the rest of Vélez-Málaga (idealista, Sept 2026). You will need more Spanish here than in Nerja or Fuengirola, and there is no train. In return you get year-round life and full services on the doorstep.
