Decide

Is Manilva right for you?

Who it suits

  • FamiliesModerate

Primary and secondary schools in the municipality (IECA, 2023-24). The nearest international school is Sotogrande International School, just over the border in Cádiz province. Older children face long trips to the Marbella-area schools.

  • RetireesGood

Flat seafront walks in Sabinillas, an English-speaking community and lower prices than further east. The main public hospital, east of Marbella and ~60 km away, is the main drawback.

  • Remote workersModerate

Quiet and affordable. Limited coworking and a small year-round social scene outside the marina.

  • Second-home ownersGood

Gibraltar airport (~35 km) and Málaga (~95 km) give two options. Lock-up-and-leave apartments around Duquesa and Sabinillas are plentiful.

  • Holiday-rental investorsModerate

Steady summer demand from families and golfers. Rentals must be registered with the Andalusian tourism register, and the season is shorter than in Marbella.

The trade-offs

What works

  • Among the lowest asking prices on the western Costa del Sol, well below Estepona and Marbella.
  • Two airports within reach: Gibraltar (~35 km) and Málaga (~95 km).
  • A real working town in Sabinillas, with a market and shops open all year.
  • An established British community, with English-speaking help easy to find.
  • Puerto de la Duquesa marina and several golf courses close by.

What to weigh up

  • The main public hospital is east of Marbella, ~60 km away. Estepona's public hospital has limited services.
  • No train, and coaches are slow. You will need a car.
  • Málaga airport is ~95 km away. Gibraltar is closer but means a border crossing.
  • Quiet in winter, especially in the newer urbanisations.
  • Some hillside developments are a steep drive from shops and the beach.

The place

About Manilva

Manilva is the last municipality on the Costa del Sol before the coast crosses into Cádiz province. It has 18,165 registered residents (INE padrón, 1 Jan 2025). It is really several places: the old hill village of Manilva among vineyards, the beach town of San Luis de Sabinillas, the marina at Puerto de la Duquesa, the fishing hamlet of Castillo de la Duquesa, and hillside urbanisations such as Chullera and Aldea Hills.
Most British residents live on the coast between Sabinillas and Duquesa. UK nationals are the largest foreign group in the municipality, making up 32.4% of registered foreign residents (IECA, 2025). The marina has bars and restaurants that stay open most of the year, and Sabinillas has a proper Spanish high street with a market, supermarkets and a health centre.
The appeal is price and pace. Asking prices average €3,043/m² (idealista, Sept 2026), well below Estepona and Marbella. The trade-off is distance. Málaga airport is ~95 km away, the main public hospital is in Marbella, and there is no train. Many residents use Gibraltar airport (~35 km) instead, which means crossing the border.

Practicalities

Practicalities

Getting there

  • Westernmost municipality of Málaga province, on the coast between Casares and Estepona to the east and San Roque (Cádiz) to the west. Estepona is ~20 km north-east and Marbella ~50 km north-east.
  • The A-7 and the AP-7 toll motorway run through the municipality. Málaga–Costa del Sol airport is ~95 km away and Gibraltar airport ~35 km away; Gibraltar involves a border crossing.
  • No railway. Avanza coaches run along the coast towards Estepona, Marbella and Málaga, but journeys are slow and infrequent. The nearest Renfe station is San Roque–La Línea (~30 km). A car is close to essential.

First admin steps

  • Padrón: Register at Manilva town hall. You will need your passport, NIE or TIE and proof of address (deeds or rental contract).
  • NIE/TIE: Through the National Police. Book appointments online (cita previa) and expect to travel to a larger town on the coast.
  • Healthcare: Register at the local health centre after the padrón. Hospital referrals go to Hospital Universitario Costa del Sol near Marbella.
  • Tourist rental: A vivienda con fines turísticos (VFT) must be registered with the Registro de Turismo de Andalucía (Decree 28/2016 as amended by Decree 31/2024). Platform listings also need the national rental register number. Check community rules and any local limits first.
  • Language: Spanish in all administration. English is widely spoken in Duquesa's bars and agencies, much less so at the town hall or health centre.
