Decide

Is Guardamar del Segura right for you?

Who it suits

  • FamiliesGood

Public schools in town, safe beaches and a year-round community. Guardamar has a historic Valencian-speaking community, so ask each school about its language programme. The nearest British-curriculum school is La Devesa School in Elche.

  • RetireesGood

Flat seafront and town centre, a public health centre with urgent care, and English-speaking services. The public Hospital Universitario de Torrevieja is about 15 km away.

  • Remote workersGood

A year-round town with cafés and services, and Alicante–Elche airport about 30 minutes' drive. Little coworking locally. Check fibre coverage by street.

  • Second-home ownersGood

About 30 km from Alicante–Elche airport, with a direct bus (Bus Sigüenza line 3) since February 2026. Plenty of apartments near the beach and English-speaking managers.

  • Holiday-rental investorsModerate

Strong summer demand for beach apartments, but a short peak season and many existing lets. Valencian VUT registration, a town hall planning report and community approval in shared buildings are needed.

The trade-offs

What works

  • A real Spanish town that stays open and lively all year.
  • Long dune beaches backed by a large pine forest, a rare green coastline in the area.
  • About 30 km from Alicante–Elche airport, with a direct bus since February 2026.
  • Better bus links than most Vega Baja towns, from its own bus terminal.
  • Torrevieja's public hospital is about 15 km away.

What to weigh up

  • No train or tram, so most residents still drive.
  • Busy in summer, with heavy traffic on the N-332.
  • Asking prices are higher than in the inland urbanisations such as Ciudad Quesada and La Marina.
  • No international school in town; the nearest British-curriculum school is in Elche.
  • Older beach apartments are often built for summer, with little heating for winter.

The place

About Guardamar del Segura

Guardamar del Segura is a coastal town in the Vega Baja, where the River Segura reaches the sea. It had 18,564 registered residents on 1 January 2025 (INE), about 38% of them foreign nationals. Unlike many neighbouring urbanisations, it is a proper town with a Spanish centre that stays busy all year.
Its best feature is the coast. A pine forest planted between 1897 and 1929 to hold back shifting dunes now covers about 800 hectares between the town and the beaches. The beaches are long, sandy and backed by dunes, and the river mouth sits just north of the town.
For British movers Guardamar offers a balance: a sizeable foreign community and English-speaking services, but a Spanish everyday life and less density than Torrevieja. Prices are higher than the inland urbanisations, and summer brings crowds and traffic. The public hospital is in Torrevieja.
