Decide

Is San Fulgencio right for you?

Who it suits

  • FamiliesLimited

A small municipality with limited schooling choice; secondary and international schools mean a drive. The nearest British-curriculum schools are La Devesa School in Elche and El Limonar International School in Villamartín (Orihuela Costa). Public schools teach mainly in Spanish.

  • RetireesGood

Large English-speaking community, social clubs and services all year. Two public auxiliary clinics in the municipality, but the public hospital is in Torrevieja, about 20 km away, and night and weekend urgent care is at Guardamar.

  • Remote workersModerate

Affordable and quiet, but no coworking or professional life locally and you will need a car. Check fibre coverage for the specific street.

  • Second-home ownersGood

About 30 km from Alicante–Elche airport. Plenty of English-speaking property managers and key-holders. Homes are mostly bungalows and villas with lock-up-and-leave potential.

  • Holiday-rental investorsModerate

Summer demand from northern European visitors, but not beachfront and with lots of competition. Valencian VUT registration, a town hall planning report and, in shared buildings, community approval are needed.

The trade-offs

What works

  • A large, settled English-speaking community with clubs, shops and services that stay open all year.
  • Asking prices (~€2,100–2,295/m², idealista 2026) are below most coastal towns in the area.
  • About 30 km from Alicante–Elche airport.
  • Beaches at Guardamar and La Marina (Elche) are a short drive away through pine woods.

What to weigh up

  • No hospital nearby: hospital care is in Torrevieja, about 20 km away.
  • No train and few buses, so a car is close to essential.
  • La Marina is a large urbanisation rather than a town, with little Spanish town life.
  • Easy to live entirely in English, which can isolate you from Spanish life.
  • Older bungalows can be poorly insulated and cold in winter.

The place

About San Fulgencio

San Fulgencio is a small farming village in the Vega Baja of southern Alicante province. Most of its registered residents live in the La Marina–El Oasis urbanisation, about 5.5 km from the village and close to the coast. The municipality had 9,906 registered residents on 1 January 2025 (INE), about 67% of them foreign nationals.
La Marina was built from the late 1980s and is split into areas including La Marina, La Escuera and El Oasis. It has its own supermarkets, banks, bars, pools and a weekly market, and much of it runs in English. It is not the same place as La Marina village and beach, which belong to Elche. The nearest beaches are at La Marina (Elche) and Guardamar, a few kilometres away through the pine woods.
The appeal is a large, friendly community, a short drive to the airport and asking prices below most coastal towns. The trade-offs are distance from a hospital, few buses and a place that feels more like a suburb than a Spanish town. The village itself is small and quiet, with the town hall and a few shops.
